Asphalt Maintenance​

It is always inconvenient to find a hole or crack in your asphalt pavement. However, it takes far less money to fix an otherwise-solid asphalt surface in need of some maintenance, than reconstructing a road or driveway from scratch because the necessary repairs are too extensive. We offer repair for asphalt damage like small and large cracks, small and large potholes, and all kinds of asphalt repair. Our paving contractors also offer routine maintenance like sealcoating and striping to keep your asphalt in good condition and looking great. We also offer asphalt resurfacing to refresh your asphalt surface without replacing it.

​Most asphalt pavement decay can be traced back to water infiltration into the pavement structure. Good drainage design along with crack sealing is the most important routine maintenance that can be performed. When crack filling is performed regularly, it stops or delays asphalt damage by preventing water intrusion. Water that seeps through cracks and holes could settle in the pavement foundation, expand and contract during freeze-thaw cycles, and leave behind a void under a compromised section of asphalt. This is why we recommend filling cracks and potholes every year before winter.

Crack Sealing for Roads and Parking Lots
​Preparation of the crack is important for good adhesion or bonding. If the cracks are small they can be blown out to remove all loose material using high pressure air, sandblasting, wire brushing, or high-pressure water. Then the crack should be filled with sealant carefully from the bottom of the crack to the top of the crack to prevent air bubbles. Air bubbles create weak spaces in the asphalt which will cave in with time. Crack sealing will last three to eight years depending on the condition of the pavement, climate, materials used, and technique. 

Pot Hole Patching

Long-lasting pothole repair involved cutting out the area around the pothole, and removing any loose asphalt and debris. Then the subbase is reconstructed, and hot mix asphalt is paved and compacted on top of the area. This makes it just as sturdy and longlasting as the asphalt around it. Cold mix patching is another option for potholes, but is generally a stop-gap done during cold months to help prevent excessive water infiltration and make sure the hole doesn't damage cars. We recommend cutting and patching with hot mix asphalt whenever possible for a reliable fix. 
​Resurfacing Asphalt
​
Asphalt resurfacing is a way of extending the life of your driveway, road, or parking lot. First the top few layers of existing asphalt are removed. Then any large potholes or other areas of damage are repaired. Lastly, a new layer of hot mix asphalt is paved on top. This method is ideal for asphalt pavement that has become more bumpy and noisy to drive on, but otherwise is in good condition. If the foundation is compromised, then the asphalt surface will need to be torn out, the subbase redone, and the area repaved. However, when the asphalt surfaces are in relatively good condition, but are looking a little run down, then asphalt resurfacing is the perfect way to refresh the pavement.
